Two different problems, and we solve both

Properties with no in-house laundry. Smaller hotels, boutique properties, and motels frequently have no laundry operation, because installing one means commercial machines, plumbing, gas, ventilation, floor space that could be rooms, and staff to run it. We are your laundry department without any of that capital.

Properties whose in-house laundry gets overwhelmed. This is the more common call. You have machines, and they are fine at sixty percent occupancy. Then January arrives, you are at full occupancy for eleven weeks, and the laundry room becomes the bottleneck that decides whether rooms are ready.

Overflow is a perfectly sensible way to run it. Keep your own operation for baseline volume and send the peak to us instead of buying equipment that sits idle for half the year.

Par levels are the number that actually matters

Anyone who has run housekeeping knows this and plenty of owners do not, so it is worth stating.

Your linen par is how many complete sets you hold per room. At one par, every sheet you own is on a bed and there is nothing clean in reserve, which means any laundry delay directly stops a room being sold. Three par is the number most operators aim at: one on the bed, one in the linen closet, one in the wash.

If your par is too thin, the laundry schedule has to be perfect forever, and eventually it will not be. Building par up is cheaper than the room nights you lose.

Pool towels are their own category

Every resort property in this valley is a pool property, and pool towels behave differently from room linen.

They come back soaked, they come back in bulk, and they come back with sunscreen in them. Sunscreen is genuinely difficult laundry. The oils bond into cotton and the titanium and zinc compounds in mineral sunscreens leave a grey cast that ordinary washing does not shift. This is why resort pool towels go dingy long before they wear out.

They need hot water, proper dosing, and a machine with the capacity to move them. A stack of wet pool towels crammed into an undersized drum simply does not get clean, because nothing can circulate.

Our extra large front loaders take the volume, which is the first requirement for getting them back to white.

Linen we take

Robes, blankets and the items that get forgotten

Room linen and pool towels are the obvious volume. The items that get missed in a quote are usually the ones that matter to a guest experience.

Robes, if you provide them, are heavy, slow to dry, and need to come back genuinely fresh because a guest puts one on straight after a shower. Blankets and coverlets often sit on a rotation rather than a per-stay wash, and that rotation quietly slips until somebody notices. Mattress protectors are invisible until they are not.

Tell us about these when we quote rather than adding them later, because they change the weight and the drying time more than their count suggests.

Occupancy swings and the East Valley calendar

The seasonal pattern here is sharper than in most markets. Winter visitors arrive around October and leave around April. Spring training brings a distinct surge. Summer is quiet in a way that would look alarming anywhere else.

A laundry arrangement that ignores that shape does not work. We would rather set your account up around peak occupancy and dial back through the summer than have your housekeeping team short of towels during the busiest weeks of the year.

Linen replacement is a bigger line than the laundry

Hotel operators tend to treat linen as a fixed asset and laundry as the running cost. In practice the two are linked, and the laundry decides how long the asset lasts.

Linen fails for three reasons: mechanical wear from washing, chemical damage from over-bleaching, and mineral loading from hard water. The first is unavoidable. The other two are both washing decisions.

Over-bleaching is the common one. A grey towel gets hit with more bleach to brighten it, which weakens the cotton, which makes it wear out faster, which makes it look worse, which invites more bleach. Properties in this cycle replace linen dramatically more often than they should and blame the supplier.

The right answer to grey linen is almost always correct dosing and softening against hard water, not more bleach. Get that right and the same towels last considerably longer, which usually saves more than the laundry costs.

Consistency is the thing guests actually judge

A guest cannot tell you what thread count your sheets are. They can absolutely tell you that the towel in room 214 was thinner and greyer than the one they had last night.

Consistency across a property matters more than any single quality measure, which means linen needs to be washed the same way every time rather than differently depending on who loaded the machine. That is easier to guarantee with one operation handling all of it than with a rotating housekeeping team and a back room washer.
